Housing Services Offered
NewVue Communities (HCA) is a private nonprofit housing counseling agency that provides the following HUD Housing Counseling Services:
One-on-one financial management/budget counseling, home improvement and rehabilitation counseling (post purchase counseling), mortgage delinquency and default resolution counseling, pre-purchase counseling and rental housing counseling.
Workshops include pre-purchase homebuyer education workshops.
Financial Management/Budget Counseling (Financial Coaching)
HCA Counselors assist homeowners by providing one-on-one coaching services for individuals specific to budget and credit usage to maintain and sustain their housing-related goals. Topics of discussion include but are not limited to: budget considerations, credit use, examination of secured and unsecured debt.
Home Improvement and Rehabilitation Counseling (Post Purchase Counseling)
HCA Counselors work with clients who are existing homeowners in working towards home improvement and maintaining sustainability. Topics of discussion include but are limited to: budgetary considerations since purchase of the home (including adjustments for unanticipated expenses), home maintenance and repairs, home safety (lead paint abatement) and emergency preparedness, review of refinance and default prevention strategies, as well as, emphasizing importance of maintaining on-time housing related expenses.
Mortgage Delinquency and Default Resolution Counseling (Mortgage Assistance)
HCA Counselors assist homeowners by providing one-on-one counseling services for homeowners at risk of foreclosure. HCA helps clients by evaluating their options to avoid foreclosure and directly advocating on behalf of their clients to help the clients resolve their mortgage default and achieve their housing-related goals. Topics of discussion include but are not limited to: crisis budgeting, review of unsecured and secured debt, retention and non-retention options.
Pre-purchase Counseling
HCA Counselors work with potential homeowners in working towards their goal of obtaining affordable and sustainable housing through homeownership. Topics of discussion include but are not limited to: financial readiness targeting affordability and sustainability (budget and adjustments), education as to housing and loan types, homeownership costs (upfront and ongoing), fair housing, down payment assistance, the loan and closing processes, home inspections and protecting the home investment.
Rental Housing Counseling
HCA Counselors work with clients who are seeking rental housing or existing renters facing potential delinquency or eviction.
Topics of discussion for clients seeking rental housing include but are limited to: financial readiness targeting affordability and sustainability (budget and adjustments), advantages and disadvantage of renting, rental insurance, discussion and dissemination of Fair Housing Equal Opportunity for All and Protect Your Family from Lead in Your Home, identifying upfront costs, what’s included in the lease, tenant rights and responsibilities, importance of maintaining rental property and potential tenant- based rental assistance programs.
Topics of discussion for clients who are existing renters facing potential delinquency or eviction include but are limited to: financial assessment (budget and adjustments), crisis budgeting, eviction process, post-eviction responsibilities, possible eviction costs, transition strategies and provision of resources and referrals (as appropriate).
Pre-purchase Homebuyer Education Workshops
HCA staff provide group education for potential homebuyers regarding the homebuying journey. Topics include in-depth education regarding but not limited to: financial readiness targeting affordability and sustainability (importance of budgeting and projecting an affordable and sustainable housing payment), education as to housing and loan types, locating suitable, predatory lending, homeownership costs (upfront and ongoing), fair housing, down payment assistance, the loan and closing processes, home inspections and protecting the home investment.
Relationships with Industry Partners:
NewVue Communities receives funds through the United States Department of Housing and Urban Development (HUD), NeighborWorks America and Division of Banks (DOB) and as such, is required to share some of my/our personal information with program administrators or their agents for purposes of program monitoring, compliance and evaluation.
No Client Obligation
The client is under no obligation to receive, purchase, or use any product or service offered by this agency or any services of its industry partners or other party in exchange for receiving your HUD housing counseling services.
Alternatives:
As a condition of our services, and in alignment with meeting our counseling goals, and in compliance with HUD’s Housing Counseling Program requirements, we may provide information on alternative services, programs, and products available to you, if applicable, and known by our staff.
